Lately, I have had many phone calls about issues that listing agents are having with cooperating agents, and cooperating agents are having with listing agents. While I wish that everyone would take the time to review the BestPractices Manual, I know that is not realistic. What I am hoping for is that you will continue reading this article and pass it along to someone else.

Be considerate of the Seller. If you were the seller, what courtesies would you expect from agents and their clients/customers?

  • Do not show up without an appointment.
  • Arrive on time or if you are going to be late—call the appointment center!
  • If the buyer does not want to enter the property, call the showing appointment center.
  • If you turn on a light – turn it off!
  • Respectfully encourage parents to contain their children when in the seller’s home.

Be a thankful cooperating agent.

  • Communicate—fill out the feedback request.
  • Leave your business card in the property.

Be a kind listing agent.

  • Invite the cooperating agent to present their client’s offer to the seller.
  • Do not call the cooperating broker immediately after a showing. They may still have buyers with them.

Because of the challenges in our current market, it seems that people have shorter fuses. So here is a proverb that I have now committed to memory: A soft answer turneth away wrath, but grievous words stir up anger.

Now, I just have to put it into practice!
